Panattoni develops new location in the Ruhr area – eCommerce Magazin

  • Panattoni is planning the revitalization of a 31,000 sqm brownfield in Unna.

Panattoni, project developer for industrial and logistics properties in Europe, is realizing a brownfield project in Unna in North Rhine-Westphalia. The future logistics park is located in the eastern Ruhr area, close to the economic metropolises of Dortmund, Essen, Duisburg and Düsseldorf and has a connection to the A44 and A1 federal motorways, which are connected via the B1 and B 233 federal highways.

The approximately 31,000 square meter property is one of the last available areas in the established Unna-Süd industrial park. Panattoni acquired the property after an exclusivity phase that lasted only a few weeks; the letting is already taking place during the construction phase. To this end, Panattoni is in contact with various potential tenants.

Logistics park with multifunctional building layout that can be used by third parties

On the site formerly used for metalworking, Panattoni is developing a modern logistics park with a multifunctional and third-party building layout. The total usable area is around 19,500 sqm, of which 16,800 sqm is logistics space, 900 sqm office and social space and 1,600 sqm mezzanine area. The building height is 10 meters UKB. In addition, truck and 60 parking spaces are planned. In terms of sustainable and resource-saving project development, Panattoni is aiming for DGNB Gold certification. In addition, the property will be equipped with green outdoor areas.

“We are pleased about the revitalization of the pre-marked commercial area and hope that in the future as many jobs and training positions as possible will be created for the people in the region,” says Dr. Michael Dannebom, head of the Unna district economic development agency (WFG). His team accompanied the developer Panattoni in the very fast purchase phase of only six weeks.

“A real estate development in this important economic and logistics region represents a gain for future users as well as for the municipality. As a company with short distances, we were able to keep the purchase and property inspection phase short here as well. We would like to especially thank the Unna district economic development agency and the city of Unna for the good cooperation, ”explains Fred-Markus Bohne, Managing Partner at Panattoni. Construction work is scheduled to start in autumn 2021, with completion scheduled for spring 2022. On the broker’s side, Bülent Alemdag from Realogis was responsible for real estate brokerage and will also oversee the marketing of the logistics park.
